Signs can be misleading…

Judy Switzer Real Estate

This week residents of Northwood Hills in North Dallas will receive a post card from me in their

mailboxes. It is a recap of my Northwood Hills listings that have sold over the last few months

and associated client reviews.

Frequently, I am asked why a home that I had listed now has another agent’s sign in the yard

with SOLD across each side of it. (“Judy, I thought you had that listing.”) Because this question

comes up quite often, the sign is obviously a bit misleading, so I thought I would set the record

straight.

Once a property closes, sometimes the buyer’s agent puts a SOLD sign in the front yard in an

attempt to let neighbors know he/she brought the buyer. It is up to the discretion of the new

owners, the buyers, as to whether or not they will allow it.

When I represent a buyer in Northwood Hills, I typically put up a sign so that neighbors know I

was involved in the sale. However, I use a sign rider that says, “I represented your New

Neighbors!” I think it is a much better way to get the message across without the potential of

being misleading.

It is very important that the residents of Northwood Hills and the general public, understand

the role of a real estate broker or agent, and who is being represented by whom. If you have

any questions regarding this topic, or you would like to know what your home is worth, please
