In a soft real estate market, the key to getting the highest possible price for a home is pricing it correctly,
initially. Take for example, my listing at 1901 Auburn Drive in Richardson, TX 75081. My sellers had already purchased a home and wanted to have the best chance of selling their home, before moving into their new one. We talked about pricing the home to sell, and they agreed to an aggressive initial price, to stimulate activity. The result = eight offers in the first weekend and a bidding war that ended in a fully executed agreement at 105% of List Price.
