GREAT NEWS FOR NORTH DALLAS and NORTHWOOD HILLS!

If you live in Northwood Hills, or are considering Northwood Hills real estate, you will like the data from the MetroTex Assoication of Realtors Forecast 2015 held recently at the Richardson Hyatt Regency.

Jobs, the LBJ Express Project and the MIDTOWN Project – the redevelopment of VALLEY VIEW MALL, only add to making Northwood Hills a great place to live and Northwood Hills real estate a great investment. When deciding where to buy your next home, the data suggests you may want to consider Northwood Hills!

I attended the MetroTex Association of Realtors FORECAST 2015, October 10th, 2014. Some of the best in the real estate industry imparted their wisdom on us. Speakers included:

DR. JIM GAINES, Economist, The Real Estate Center at Texas A&M
DR. LAWRENCE YUN, Chief Economist and Senior Vice President of Research at NAR (National Association of Realtors)
DAN LAMERS, PE, Senior Program Manager, Transportation Planning for North Central Texas Council of Governments
LAURIE MOORE-MOORE, CEO of The Institute for Luxury Home Marketing


A few of my take-aways:

  • Texas has been creating jobs at a rate of 3% per year since 2012, well above the national ave
  • From 2010-2050 Texas will add 30 million people and DFW, Houston and Austin will explode!
  • By 2050, population in Texas is expected to exceed 55,200,000 people
  • Median home prices in DFW have risen from $170,000 in 2012, to $206,000 in 2014
  • 90,000 more jobs created in DFW Metro area each year
  • Companies like Toyota and State Farm are increasing their presence here, with State Farm adding several thousand jobs in Richardson, north of Northwood Hills
  • DFW is the 4th largest METRO Area by population – by 2035 estimated 9,800,000 people
  • The luxury market (defined in DFW as homes with a sales price of $500K+) is the fastest growing market segment
     

This is exciting news for buyers and sellers in North Dallas, north and south of LBJ, and particularly, Northwood Hills!  The LBJ Express project is scheduled to be completed by next year! The Midtown Development, the redevelopment of the Valley View Mall area of north Dallas, the largest urban development project in the country at the moment, is also great news for buyers and sellers in the near future! LOCATION! LOCATION! LOCATION! Need I say more? NORTHWOOD HILLS, PRESTON HOLLOW, NORTH DALLAS, and SW PLANO! ALL are great places to live and this is great news!!!
